Over the last decade design/build has become a preferred project delivery method for many clients. Historic buildings pose special challenges when being renovated, challenges that can be magnified in a design/build contracting process. Analysis of the unique issues encountered with historic buildings will be dovetailed with case studies, including the ongoing restoration of the Michigan State Capitol, to illustrate how team collaboration- Owner, Contractor, Architect/Engineer- can successfully answer those challenges.

  • Recognize the special nature of historic preservation projects when establishing project scope and receiving necessary approvals from review agencies
  • Create a project management model for design/build historic preservation projects that accommodates the needs of the Client, Users, Design/Build team and Review Officials
  • Structure a design/build project involving a historic property to establish cost and schedule controls from initial planning through construction
